WHAT TAXES DO NON-RESIDENTS WHO OWN PROPERTY IN SPAIN HAVE TO PAY?

Date: 03/22/2021

Spanish TAX for non residents who own properties in Spain explained.

If you are a non-resident and own property in our country, you should be aware that there are certain taxes or fees that you must pay. Non-payment of these taxes will sooner or later be claimed by the Inland Revenue through summonses or notifications from the Tax Office.

IBI (Property Tax)

This is a municipal tax that is paid by anyone who owns a property (it can be a house, premises or a parking space, for example).

To facilitate payment of this tax and avoid delays and consequent surcharges, it is advisable to pay the bill by direct debit from a bank account.

TRUA (Urban Activity Waste Rate or Garbage Tax)

The rubbish tax is an amount paid by citizens in exchange for the management of urban solid waste. This fee is not compulsory in all places as it is left to the discretion of the municipality.

It can be fixed or variable, depending on the characteristics of the home.

IRNR (Non-Resident Income Tax)

The IRNR is a direct tax on income obtained in Spain by individuals or entities not resident in Spain.

The payment of this tax is annual or quarterly (depending on whether the owner rents the property).

IP (Wealth Tax)

The wealth tax is based on the assets held by the subject. There are exemptions depending on the value of such assets.

Normally the deadline for paying it is the same as for the Income Tax Return.
